Tenant Screening & Application Criteria

All Tenant Applicants over the age of 18 must submit a Lease Application and must meet the following criteria:

  1. Lease Applications, Credit Reports & Background Screening. All Applicants for the home over the age of 18 years old ("Applicant") must pay for & submit a Lease Application which pulls credit reports, credit scores & performs background & criminal history checks. All applications are processed and evaluated using a third-party screening service (AppFolio). Each adult (18+) must apply separately, with a $45 application fee per applicant. By submitting an application, you authorize the use of this service to verify credit, income, rental history, and background information.
  2. Proof of Income. Landlords require Applicants’ combined gross income is at least 3X the monthly rent amount. Applicants to provide verifiable proof of income for minimum of prior two (2) months.
  3. Credit Score. Applicants to have minimum credit score(s) of 720.
  4. Reserves. Tenants to have reserves of at least 4X the monthly rent above initial move-in costs.
  5. Rental/Housing History. Two (2) years of verifiable rental history or homeownership with no unpaid rent, late payments, or lease violations.
  6. ID. Valid government-issued ID required.

Co-Signer Criteria:

If a Co-Signer is required, they must meet or exceed the minimum standards set for Tenant Applicants as noted above and submit full lease applications. Co-signers will be equally responsible for the lease.

Pet Policy

The following dog breeds are not permitted: Akita, Alaskan Malamute, Boxer, Bull Mastiff, Cane Corso, Chow Chow, Doberman, German Shepherd, Great Dane, Mastiff, Presa Canario, Husky, Pit Bull, Rottweiler, and Wolf Hybrid.

Additional Considerations

Applicants who do not meet the minimum credit requirement of 720 may still be considered; however, additional qualifying criteria may apply, including, but not limited to: increased income requirements, increased financial reserves, and/or qualified co-signer(s).

All applications are evaluated using consistent criteria in compliance with applicable Fair Housing laws.
