  • Utilize a customer service ticket system to ensure requests from residents are responded to in a timely manner

Concierge Service Schedules

Weekly Tasks

All Weekly services are performed directly by Laguna Beach Properties' staff and are included in our monthly service fee.

  1. Inspect exterior of property checking condition and looking for signs of entry
  2. Collect Mail and either store for or ship to owners
  3. Put out trash and return trash receptacles
  4. Restock paper products, soap dispensers, etc.
  5. Walk interior of property checking for water leaks or signs of intrusion
  6. Flush all toilets and ensure they are not running from a faulty valve
  7. Run garbage disposals with ice cubes
  8. Look for signs of moisture under all sinks
  9. Make sure A/C and heating units are working properly
  10. Check that refrigerator(s) and freezer(s) are at correct temperatures
  11. Check that all lights are functioning properly
  12. Water interior plants as needed and remove any dead leaves
  13. Check for any evidence of pests or rodents
  14. Ensure that security systems are working properly
  15. Coordinate and oversee work performed by other service providers (landscape, cleaners, pest control, pool service, other)
  16. Visually inspect pool or spa (if any)
  17. Notify owner of any items of concern (may include painting, exterior wood and decks, preventative maintenance)
Monthly Tasks

All Monthly services are performed directly by Laguna Beach Properties' staff and are included in our monthly service fee.

  1. Ensure that Internet service is functioning properly (run speed test)
  2. Test entertainment systems
  3. Run cleaning cycle of dishwasher(s)
  4. Run washing machine(s)
  5. Pay utility bills and pay various service providers
  6. Submit Monthly Report documenting visits and identifying any items to address, including pictures
Bi-Annual & Annual Services

These services are performed by a third-party, coordinated and managed by Laguna Beach Properties and billed directly to client with no additional markup.

  1. Test smoke and carbon monoxide detectors, update as needed
  2. Replace HVAC filters
  3. Service tankless hot water heater
  4. Have windows and screens cleaned
  5. Inspect/service water softener
  6. Replace drinking-water filter
  7. Replace refrigerator filter
  8. Wipe down ceiling fan blades
  9. Steam clean carpet
  10. Vacuum curtains and blinds
  11. Deep clean oven
  12. Clean gutters
  13. Have chimneys inspected and cleaned
  14. Deep clean barbecue
  15. Deep clean garage
  16. Trim trees
  17. Power wash exterior decks and sidewalks
  18. Lubricate garage door tracks
  19. Test fire extinguishers
  20. Service HVAC
  21. Restore outdoor furniture (i.e.teak tables and chairs)
Off-Schedule

All Off-Schedule services are performed directly by Laguna Beach Properties' staff and are included in our monthly service fee.

  1. Respond to emergencies (e.g. alarm notification, water running, etc)
    • ** 24 Hour Call Center, Seven Days Per Week **
  2. Upon notice of occupant arrival, conduct a thorough walk-through ensuring the property is pristine
  3. Stock property with specific items requested by owner or guests
  4. Coordinate and supervise non-routine vendors and trades people
    • Inspect work that has been completed, including photo evidence
    • Ensure property is properly secured after parties depart
